~ SPECIAL ANNOUNCEMENT - CFM ~
Dear Park Glen Heights Homeowner:
 
As you are most likely already aware, Summit Management incorrectly performed the Direct Debit of your account for the July 2016 assessments.  As is such, Summit Management has just recently forwarded your funds to CFM, we are applying those funds as a CREDIT for your September assessment payment.  This means that for the month of September, CFM will be placing a temporary HOLD on your Direct Debit service. Your Direct Debit service with CFM will be re-instated October 1st, at which time your normal monthly assessment rate will be due. 
 
If you have any questions or concerns regarding this notice or regarding any other assessment account matters, our Community Services team is here to help you.  Please contact our Community Services team leader, Rosa Maradiaga, at 703-941-0818 and she will be happy to assist you.
 
Thank you, in advance, for your patience and understanding throughout the time that CFM has been working to resolve this matter with Summit Management.

Hi Everyone!
 
            At September’s Annual Meeting in 2014, I was overwhelmed when voted on by the community to be Park Glen Heights’ new President.  My journey into Park Glen Heights began in January of  1994 – some twenty years ago.  Over these years, I’ve participated in the Board on and off, but never as president.  It’s impossible to understand all that’s involved in running a great community, like Park Glen, until you are part of this process. 
 
            From contracts…to tree maintenance…to collection issues…to architectural requests…to snow, we are a busy community.  When the clock strikes 7:00 pm at our monthly meeting, we are off and running.  Take a look at our website minutes to see what was discussed at our previous meetings.  (www.pghhoa.org)  You’ll be surprised and thankful.  It’s a fabulous opportunity to participate in your immediate environment.
 
           Parking accessibility is always a topic of discussion.  Did you know there are only enough parking spaces for every homeowner to have 2 cars?  You might see empty spaces, but then there are those packed areas of lower Cliffhaven + Overlook Park.  So, if you live an area where it’s tough to get a space, think about parking in a less packed section of the community.  Consider it exercise!

~ A Mess! ~
 
PLEASE Keeping Our Community Clean + Healthy!
 
PGH is a very welcoming community.  However, it’s best not to be quite so inviting to critters.  There are hungry raccoons, mice, rats, snakes, deer and foxes who live nearby and are loving our community.          
 
As a community, we need to do all that is possible not to have these creatures visit.  They carry numerous diseases seriously harmful to adults, children and our pets. 
 
So, what can we as a community do?
                   
                                                                      
  • STOP leaving out food and scraps for hungry critters
  • RETURN your trash cans to the inside of your property on Tuesday and Friday afternoons
  • KEEP all recycling and trash bins in your backyard until Tuesday morning
On Sunday morning, I walked the neighborhood to find examples of this everywhere.  Please check behind your back fence and bring the trash inside.

~ Trash Info ~
Trash is picked up on Tuesday and Friday mornings. Recycling is picked up every Tuesday. Even with these two pick-ups, trash continues to accumulate in our community, especially behind homes.
 
Trash should be kept in heavy duty plastic bags and must be kept in sturdy covered containers – not in cardboard boxes.
 
Trash containers must be stored within the dwelling property line until the scheduled trash pick-up day and brought back within the property line on the same day as the trash is picked up.
 
You (the homeowner or resident) are responsible for cleaning up any spillage of his/her trash.
 
Got a LARGE Item for Pick-up?  Please contact American Disposal to arrange for a special pick up at 703-368-0500 at least 24 hours in advance for large items behind your fence/property dwelling line.

Updates to Painting Your Home...

The PGHHOA’s Board attended training at the offices of the Association’s attorney this Summer. During the training, we were informed the following regarding the painting of homes in the community:
 
- Homeowner's whose properties are currently in good repair with regard to painting, but have out of date colors, cannot be required to repaint them to the new color palette.
 
- When an owner chooses to repaint or it becomes necessary to repaint –  due to peeling, cracking, fading, or other forms of disrepair – a color from the color palette in place is to be selected.  The color chosen is then noted on an ACC Exterior Change form and submitted to PGHHOA’s Architectural Control Committee for approval.
 
Of course, if you sell your home, it will need to be brought into compliance with all of the PGHHOA ACC Guidelines.
 
With several homeowners planning to paint their homes this year, the Board felt it was important to share this information.
